My lease runs up in two months and I want to move and do I need to give 30 days notice if I'm not renewing?

I'm not going month to month when the lease runs up but I really don't want to give a 30 day notice just in case the other house falls through and it gives me more negotiation ability if a stick isnt up my *** with a lease running out.
